Commercial real estate and logistics parks often use flexible rental agreements to attract and retain tenants. However, when tenants frequently change their leased space, calculating monthly fees becomes incredibly complex. For one owner and operator of 24 logistics parks, this administrative burden had reached a breaking point.

The client offered a strong value proposition: tenants could adjust their space requirements multiple times a month. While great for business, this flexibility created massive challenges for the accounting team. A single accountant needed an entire 30-day month just to calculate charges for all tenants across the 24 parks.

Adding to the complexity, tenants shared various expenses, such as utilities and common infrastructure like interior road lighting. Allocating these shared costs fairly and accurately was exceptionally difficult. The client needed a digital solution capable of processing complex calculations and distributing shared fees without errors.

We built a custom .NET application specifically designed to automate tenant fee calculations and manage shared costs.

We mapped the client’s complex billing logic directly into the software. Now, facility staff simply read the meters and enter the raw data into the application. The system takes over the heavy lifting. It automatically calculates exactly how much each tenant must pay for their specific rented space in a given month. It also applies the correct logic to distribute shared facility costs fairly among all active tenants
